In our collective opinion, Montenegro is a land of property based opportunity as you will well know if you’re a regular reader of Amberlamb.  We’re regularly to be found extolling the virtues of this stunningly beautiful nation with its fabulous tourism potential and its long term positive price growth and rental yield prospects – but time and again we’re asked directly where to invest in property in Montenegro?

While we’d never attempt to lead, push, cajole or corral a potential buyer into examining one location or even one nation for that matter – we can tell you that there are five areas of Montenegro that are well worth considering whether you’re seeking a profitable property investment, a second home purchase or even somewhere to relocate to and they are: -

Budva - this is probably the number one holiday hotspot in Montenegro: because it ticks all the tourism boxes as it has beaches, nightlife, climate, culture, cuisine, accessibility and is highly attractive and already welcomes over a quarter of a million visitors a year it is naturally a very sensible location for an investor to examine if they’re looking for a jet-to-let property opportunity.

As with many emerging nations with fledgling tourism and real estate economies, buyers need to watch out for over development and ideally buy well located quality front-line stock with onsite amenities or within easy reach of decent facilities if they want the very best chance of easily and regularly letting their property stock.  The same considerations apply for those hoping to buy now and resell later for decent price appreciation returns.

Kotor - this is a quaint and beautiful small town offering investors the chance to buy into a real community.  Again the tourism potential is what’s driving market demand…but because this seaside location is just so picturesque and geographically limited in terms of the amount of development that can occur, there are additional positives in its favour.  Prices have already witnessed something of a boom though so it’s no longer ‘cheap.’

Sveti Stefan - to all intents and purposes Sveti Stefan which was once a tiny fishing community is an island - although it is connected to the mainland – and it is one of the most exclusive Mediterranean locations in which to purchase real estate.  Basically if you can afford property in Montenegro in Sveti Stefan, buy it, sit on it and wait for it to rise and rise as the delights of the location become better known and more and more wealthy people vie for real estate within this particular delightful island community.

Lustica - stunning, perfect, pristine, totally unspoiled, incredibly beautiful, idyllic…what more can we say?  Oh, well, the nature of the location is just so perfect that there are no two ways about it, this will become a thriving holiday hotspot when the rest of the world finds out about it!

Podgorica - this is the capital of Montenegro and as such it offers excellent opportunities for traditional buy to let investors who want to get in on a market where there is strong demand, increasing affordability, a current undersupply of modern stock and where the long term prospects for the market are sustainable and very strong indeed.
